Earnest money

Common questions

Informational only — not legal or financial advice.

My contract says the deposit is due in two days. Is online fast enough?

Yes. It’s the fastest way to meet the requirement. You get a written confirmation the moment you submit, and we send the earnest money receipt to your agent and lender as soon as we match it to your file.

Can my agent, a parent, or my partner pay the online deposit for me?

No. The online option has to come from a bank account in the buyer’s own name. Anyone else contributing can wire or write a check.

Can I use this for the rest of my money at closing?

No — earnest money only, up to $20,000. Closing funds move by wire, with instructions that appear in our secure portal automatically when your file opens. We never send wire instructions by email.

How do I know this is really you asking me to pay?

This page is the only place we will ever ask you to pay online, and the portal address always starts with connect.qualia.com. If anything looks off, call 719-539-1001 — a number you already have — before you pay.

What if the deal falls through?

Your earnest money is returned according to your contract, by check or wire from our escrow account — the same way no matter how you paid it in.

My bank is Chase or PNC, or my deposit is over $20,000.

Wire it. Wire instructions appear in our secure portal automatically once your file is open; call us to verify before you send.
