Why local matters here

A three-season town where Main Street meets the open range.

Westcliffe grew up as the railhead beside booming Silver Cliff — twin towns then, one community now, and jointly designated Colorado's first International Dark Sky Community in 2015. That history is written into the title: Main Street was first platted as Silver Cliff Avenue on the railroad's plat, alleys off the original plat have been absorbed into adjacent lots over a century, and mining-era conveyances still surface up the hill in Silver Cliff.

Today the market runs on second homes and small-town lots. More than a quarter of homes in town sit unoccupied much of the year, in-town short-term rentals are capped by ordinance, and the town is actively rezoning for housing — ADUs are now allowed, with multi-family blocks planned south of Hermit Lane. Legal descriptions here carry names like Old Westcliffe, the Adams Subdivision, South Westcliffe, and Vivienda Parque — each with its own plat quirks.

And the recorder is a neighbor: Westcliffe files record at the Custer County Courthouse on 6th Street, a short walk from our office. Loop us in early and your file benefits from all of it.

Our everyday expertise

The title work Westcliffe proper requires

What we examine on in-town files — read locally, explained in plain language.

01

Town lots & historic plats

Original railroad-plat lots, absorbed alleys, and buildings that date to the 1880s — the National Hotel block went up in 1887 — carry century-old legal descriptions. We read the plat history so the deed and the survey agree.

02

Second homes & seasonal owners

A three-season town closes differently: mail-out packages, mobile notaries, and remote sellers are routine here. And the town's short-term-rental cap is a zoning question, not a title one — we'll tell you which desk answers which.

03

From town to open range

A mile past the last storefront you're in ranchette and easement country. When an in-town buyer steps up to acreage, the same local examiners handle the water, access, and conservation-easement questions.

Title & escrow — common questions

Straight answers. Informational only — not legal advice.

Do you write title in Custer County?

Yes — Westcliffe, Silver Cliff, and the Wet Mountain Valley are core to what we do. Our office is at 7 Bassick Pl, Westcliffe, CO 81252 — call 719-735-2283 or email info@centralcoloradotitle.com to open a file.

Where do Westcliffe closings record?

At the Custer County Courthouse on S 6th Street here in Westcliffe — a short walk from our office. Recording in the same town keeps the gap between closing and recording short, and lets us fix small issues the same day.

I'm buying a second home or rental in town — anything different?

Remote and mail-out closings are routine for us — many seasonal buyers never set foot in the office. One heads-up: Westcliffe limits non-owner-occupied short-term rentals outside the downtown district, so check the town's current rules before underwriting rental income. That's zoning, not title — but we'll point you to the right desk.
