Central Colorado Title & Escrow is the hometown title and escrow company for the upper Arkansas and Wet Mountain valleys — family-owned, locally staffed, and rooted here since 2002.

Title in these mountains isn't a Front Range subdivision lot. Mining claims, ditch and access easements, conservation easements, severed minerals, and large-acreage parcels show up in these chains and change what a buyer actually owns — our examiners read them locally, not from a national processing center, and tell you in plain language what conveys and what's reserved. Who pays for title insurance in Colorado?

It's negotiable and set by the purchase contract. In much of Central Colorado the seller customarily provides the owner's policy, while the buyer pays for the lender's policy — but your contract controls. We'll walk you through exactly who pays what on your file.

How fast is your title turnaround?

Our typical turnaround is three business days. Curative work usually adds two to four days depending on what surfaces. Timelines are typical, not guaranteed — loop us in early and we'll move quickly.

Do I have to close in person?

No. About 80% of our closings happen in person at our Salida, Buena Vista, and Westcliffe offices — but we're just as comfortable closing in Denver or remotely with a notary.

Do you handle ranch, land, and water rights?

Ditch easements, mining claims, conservation easements, and large-acreage splits are everyday work for our local examiners. Water rights convey separately from the land and aren't part of the title search, so we flag them and point you to the right water expert.
