Why local matters here

Fishing-cabin country — where access and honesty decide the file.

Lake George began in 1891 as a Colorado Midland Railway stop — the namesake lake was created to cut ice for the railroad — and today it's the gateway to some of Colorado's most famous water: Elevenmile Canyon, Eleven Mile Reservoir (Denver Water, 1932), and Spinney Mountain Reservoir (1981) — a Gold Medal lake, with the Gold Medal "Dream Stream" reach of the South Platte running between the two. The buyers are anglers, hunters, and Colorado Springs households under an hour away — and the inventory is cabins, modest homes, and a deep bench of raw land in pockets like Eleven Mile Village and Wagon Tongue.

Three local realities shape a Lake George file. Access: scattered parcels are often reached over private roads or near Forest Service land, and a two-track you can drive is not a recorded easement — legal access has to appear of record, and we confirm it before you commit. Water and septic: nearly everything here is well-and-septic — most wells permit household use only, and Park County requires its transfer-of-title septic inspection before closing. The Hayman scar: the 2002 fire burned 137,760 acres just north and east, and the burn scar still drives flash-flood and debris-flow exposure that shows up in insurance and lending, not in a title commitment. We tell you which documents answer which question — and which questions belong to your insurer. And water rights themselves convey separately from the land — they aren't part of a title search; we flag recorded instruments and refer water questions to experts.

One more local fact worth knowing before you fall in love with a listing: there's no private shoreline on Eleven Mile — it's municipal water supply inside a state park. You buy near the water here, not on it. Our Buena Vista and Salida offices close Lake George files in person, in Denver, or remotely with a notary.

Our everyday expertise

The title work Lake George land requires

What we examine on Lake George files — read locally, explained in plain language.

01

Legal access

Scattered parcels, private roads, Forest Service edges. We determine what access appears of record — and tell you plainly when nothing does. It's the No. 1 raw-land issue here.

02

Wells, septic & the county transfer permit

Household-use-only wells and OWTS systems that need Park County's transfer-of-title inspection. Flagged early, so closing day is boring.

03

Reading what the commitment doesn't cover

Burn-scar flood exposure and reservoir buffers live in insurance and public-lands maps, not title. We're straight about which is which, so nothing falls between the two.

Title & escrow — common questions

Straight answers. Informational only — not legal advice.

Can I buy a cabin on Eleven Mile Reservoir?

No — there's no private shoreline. The reservoir is Denver Water supply inside Eleven Mile State Park, so property here is near the water, not on it. Riverfront along the South Platte corridor is a different story, parcel by parcel.

Does the Hayman burn scar affect my purchase?

Not in the title commitment — but burn-scar flash-flood and debris-flow exposure is real in this area and shows up in insurance availability and lender requirements. We're clear about which questions the record answers and which belong to your insurance agent. (Informational only, not legal advice.)

The listing shows a road to the lot — is that legal access?

Not necessarily. A drivable two-track isn't a recorded easement. We confirm legal access of record before closing — it's the most common issue on scattered parcels here.
