Common questions

Why does an unrepresented deal cost more?

With no agent on the file, the coordination lands on us — scheduling, document chasing, explaining the process to both sides. The higher fee reflects that work, and it's quoted up front like everything else.

Can you close a client who isn't in Chaffee County?

Yes. We have statewide Colorado coverage and close in our offices, in Denver, or fully remote with a notary. Same-day notary and after-hours signings are available when a deal needs them.

How fast is a title commitment?

Three business days is typical, with curative cleared in another two to four when something turns up. Timelines vary by file — a mining claim or a missing heir takes longer than a clean subdivision lot.
